 LETTING CONDITIONS: (these conditions are what you will agree to when making a booking)

1.      Charges in addition to any accommodation rentals quoted: 
         a) ADMINISTRATION FEE OF R150.00, once off per booking.

         
b) DAMAGES RETENTION OF 10% OF TOTAL COST OF STAY WITH A MINIMUM    
             OF R1000 FLAT RATE CHARGED.
Refunds will occur within 30 days of departure, not on
             departure and provided no breakages are incurred. Also provided repair and/or replacement can be
             made within 30days.
Please note
: it is your responsibility to supply me with your banking details before
             you leave. Damages deposit not claimed with in three months of booking will be forfeited.
         c) Maid's fee if full time maid on property.
         d) Departure cleaning fee if no maid on property.

2.      Bookings will only be confirmed on receipt of the full part payment which will be indicated on your booking letter, this amount will NOT BE LESS THAN 50% OF THE RENTAL plus the ADMIN FEE.

3.      Balance of rental is due one week prior to arrival.

4.      Part payments are NOT REFUNDABLE, unless your booking can be replaced in full.

5.      Rentals are due for the period booked and NO REFUND will be allowed should the departure occur at an earlier date for any reason whatsoever.

6.      Driftwood Estates reserves the right to substitute similar accommodation should the unit or house booked not be available for any reason whatsoever.

7.      No credit cards or cheques are accepted.

8.      All booking letters must be completed and returned to the office via fax or email.

9.    ALL LINEN SUPPLIED REFERS TO BED LINEN!!! NO TOWELS OR BATH TOWELS ARE SUPPLIED!!!!!

10.  Please supply your own toiletries, including toilet paper and bath soap.

11.  Please supply your own cleaning agents! Remember the toilet paper and bath soap. If you rent a daily maid, you will have to supply them with cleaning agents, if there is a maid on the property, you will have to supply her with cleaning agents in order for her to do her job. Should you want to rent a maid for your stay, please book 1 week in advance with Driftwood Estates, and by the end of Oct for Dec. Rental maids are charged at R150 per day without cleaning agents (you supply) and at R175 per day with all cleaning equipment. You may book immediately and the charge will be added to your booking invoice. Please note: Sundays and Public holidays are charged at double time

12.   Should any conditions be breached, you will be evicted.

13.  The inventory will have been checked prior to the arrival date. Any damages must be reported to Driftwood Estates immediately, failing which the inventory will be assumed to be correct. All breakages, shortages or damages are for the lessee’s account. Please note: Reporting a breakage 2 or 3 days into your stay, will result in it being for your account, e.g. “oh by the way there is a cigarette burn on this couch, 3 days into your stay” you will be billed.

14.  The Holiday House/Flat and contents you are renting will have been thoroughly cleaned prior to your arrival. If you rent a house without a maid, I will clean the house when you have left and levy a charge of R400 for this clean. This clean is performed on all houses which do not have live in permanent maids. It is not negotiable and will be performed and charged regardless of whether you rent a maid or spring clean the house yourselves.

15.  No smoking allowed in the house.

16.  No bank charges on foreign deposits will be carried by Driftwood Estates.

17.  Check in time is strictly between 2:00pm and 4:00 pm, and check out time is 10:00am.

18.  Driftwood Estates acts as an agent on behalf of the owner of the property you have rented and takes all instruction from the owner with regards to their property. Should any discord arises, it will be the owner’s decision as to what action is to be taken and Driftwood Estates will not be held liable for the owner’s decisions.

19.  Under no circumstances are any items belonging to the property to be removed from the property during your stay.

20.  No Pets on any description allowed, unless previously arranged.

21.  Under no circumstances do we allow any social event to happen on any of our properties without written consent. This includes: birthday parties, bachelor parties, wedding reception or any other functions. If you exceed the amount of people allowed you will be charged for every extra person and legal action will be taken against you. Please note: we do not allow students or groups without written concent, we cater for family holidays only.

22.  The owners of the property require you to set the alarm and take every possible precaution to secure the property, whenever there is nobody at home, even during the day. If there is a maid/caretaker on the property you may leave them in the house, but when they leave and you are out you must set the alarm and ensure the property is secured by means offered. Should an incident occur due to your negligence, you will be held liable. This also pertains to night time, once you have gone to bed, alarms must be set and all doors and windows locked and secured.

23.  IMPORTANT!!!!!!

AFTER HOURS:  Tenants must advise Driftwood Estates well in advance if they will be arriving after office hours. Failure to notify the office of a late arrival will result in the tenants not being able to collect keys.

Please call should you require any additional information.

The lessor and/or the servants or Employees of the Agents and/or lessor shall not be liable to the Lessee for any injury or loss or damage of any description which the Lessee and/or any member of the Lessee’s family, or any employee or servant or any relative, friend, acquaintance, visitor, invitee or guest of the Lessee may sustain, physically or to their property directly, in or about the Leased Premises or in any part or building in which the Leased Premises are situated by reason of any defect in the Leased Premises, or any appliances whatsoever in the building in which the leased premises are situated, or for any act done or any neglect on the part of the Lessor or any of the Lessor’s employee’s servants or Agents. The Lessor’s or the Agent’s representatives and servants accept no responsibility or liability of whatsoever nature in respect of the receipt or the non-receipt and delivery or non-delivery of goods, postal matter or other correspondence. Should there be a swimming pool on the leased premises, the Lessor, Lessor’s employee’s servants or Agents accept no responsibility for any loss or damages incurred as a result of use of the swimming pool.

 

Driftwood Estates will in no way be held accountable/responsible and can not guarantee that neighbours or people in the area will behave in a reasonable or quiet manner. There is also nothing we can do about them.

 

Please note: The north coast is experiencing a boom in building and construction. We cannot guarantee that your neighbour will not have a sudden urge to revamp or rebuild his house/property. Whilst we can tell you the current status of the neighbours/surroundings we cannot predict the future and will not be held accountable for building disturbances of any shape or kind.

 

The onus is on you to enquire as to the specifications of the house you are renting in terms of security, surroundings and general requirements.

 

We undertake to answer truthfully to what we know or have knowledge of.

 

By signing this document or by paying the minimum required to confirm, the lessee agrees to abide by the conditions as set out above and accepts the terms fully.
